July 2025: Buyers Take the Lead in Simcoe County

July 2025 was a turning point for the Simcoe County housing market. More homes are hitting the market, giving buyers plenty of options, while sellers are starting to face more competition. Compared to June, sales activity dipped slightly, and compared to last summer, prices in most areas are lower—meaning buyers have more bargaining power and time to make decisions.

The biggest slowdown is happening in higher-priced homes and rural properties, where sales are taking longer. But the sweet spot? Well-presented, competitively priced homes in family-friendly neighbourhoods close to schools, shops, and transit. Those are still moving quickly.

What Buyers Should Know

  • More Choices: Inventory (the number of homes for sale) is at one of the highest summer levels in recent years.

  • Better Negotiating Power: Buyers can now take more time, ask for conditions (like inspections), and negotiate price more confidently.

  • Opportunities in Specific Segments: Detached homes under $800,000 are showing the steadiest activity, making them a good focus for value hunters.

What Sellers Should Know

  • Pricing Matters More Than Ever: With more homes to choose from, buyers will skip overpriced listings.

  • Presentation is Key: Staging, deep cleaning, and small upgrades can make your home stand out.

  • Targeted Marketing Works: Highlighting lifestyle benefits—like proximity to beaches, parks, or a finished basement—can attract the right audience.

Community Snapshots

Barrie

  • New Listings: 672 | Sales: 174 | Average Price: $703,286 | Inventory: 6.6 months Barrie saw a big jump in available homes compared to last year, especially in the east and south ends. More choices mean buyers can take their time, but renovated homes under $900K still sell fastest. Condos are feeling more price pressure, and homes over $900K are slower to move.

Orillia

  • New Listings: 164 | Sales: 61 | Average Price: $623,652 | Inventory: 4.1 months One of the most active markets in July, Orillia saw sales rise 45% from June. Affordability is driving demand—especially for renovated homes close to the waterfront or downtown. With one of the lowest inventory levels in Simcoe County, well-priced homes here can sell quickly.

Innisfil

  • New Listings: 289 | Sales: 62 | Average Price: $1,009,729 | Inventory: 9.2 months While average prices spiked this month, it’s mostly because more waterfront homes sold—not because all prices went up. Buyers still have the upper hand, with plenty of inventory to choose from. Turnkey homes near the lake and newer subdivisions are attracting the most attention.

Springwater

  • New Listings: 107 | Sales: 26 | Average Price: $1,067,808 | Inventory: 9.8 months Move-up buyers from Barrie are looking for more space and privacy here, but the market is moving slowly. If your home has modern updates and great curb appeal, you’ll stand out. Presentation is especially important in this higher-priced market.

Collingwood / Blue Mountains

  • New Listings: 226 | Sales: 77 | Average Price: $933,082 | Inventory: 9.7 months Recreation and lifestyle buyers are still in the game, but they’re choosy. Updated condos with low maintenance fees and walkable access to amenities are performing best, while luxury chalets are taking longer to sell.

Wasaga Beach

  • New Listings: 199 | Sales: 59 | Average Price: $669,939 | Inventory: 8.6 months Activity picked up in July, especially for newer subdivisions near shopping and beaches. Buyers are looking for homes they can move into right away—those that are clean, staged, and well-priced are seeing strong interest.

Midland / Penetang

  • New Listings: 135 | Sales: 35 | Average Price: $581,563 | Inventory: 8.0 months Midland remains an affordable alternative to Barrie, but slower sales mean sellers need sharp pricing to compete. Townhomes and smaller detached homes with low upkeep costs are in demand among value-focused buyers.

The Big Picture

For buyers, this is the most balanced market in years—more homes, more options, more negotiating power. For sellers, the market hasn’t disappeared, but strategy matters: price correctly, prepare your home, and market it effectively to stand out from the competition.
