Pre-Construction deals happen when developers build buildings for the purpose of sale. These developers will sell those units prior to building in order for them to receive financing for the project. These units will typically sell over the span of a few months through various offerings.
Pre-Construction is mutually beneficial. People who invest in a pre-constructed unit will get access to Real Estate before it’s built and therefore get a better return on price, and it is in high demand.
With pre-construction in such high demand, it takes relationships with builders in order to gain access. Faris Pre-Con is a way for our clients to gain platinum access to these early construction projects.
Platinum Access gives us priority access after friends and family, which means that Faris Pre-Con, and by extension, our clients, are able to gain access before the general public.
Platinum Access means our clients can get access to the best units in the building while capitalizing on the best prices. As sales of these units fill up, the prices will generally start to increase.
Sometimes these buildings can take a bit longer to sell, but in many cases, some of these buildings will completely sell out within a month or two. Within the first 30 days, you can see a significant price jump compared to what our clients will be able to purchase at a Platinum level versus what they would have seen as part of the general public. Those people without access will also often have to stand in line and wait to purchase a unit as well with no guarantee of actually getting that unit when it goes up for sale.

In the GTA, only 200 agents will have access at the Platinum level, and very few agents will have access to all projects. Each project is different, just as each builder is different, so the access will inevitably be different, depending on the development itself. Very few can get into the best developments and projects.
