Fall in Love With Your Next Home: 60+ Open Houses This Weekend

We have over 60 open houses running across our service areas this Saturday and Sunday. That is more than we have ever had in a single weekend, and it covers everything from a $239,999 starter in Innisfil to a $3.8 million estate on Brewery Lane in Orillia.

Below is a look at what is on, area by area, with times. New open houses get added through the week, so check the full list before you head out.

A quick word on why this particular weekend is worth your Saturday. Our latest market update had months of inventory in Simcoe County sitting at 7.7 with new listings picking back up and sales still soft. In plain terms, there is more to choose from than there was in the spring and fewer people competing for it. Fall open houses are quieter than spring ones. You get more time in the home, more time with the Realtor, and more room to think. That is a genuinely better way to shop than elbowing through a crowded Sunday in May.

Saturday is the busier of the two days, so if you can only make one, make it Saturday.

Barrie and Springwater carry the most this weekend with ten homes open, then Innisfil with eight, and another eight across Orillia, Severn and Ramara. Wasaga Beach and Collingwood have seven between them, Midland, Tiny and Penetanguishene six, and six more run along the Highway 89 corridor through Essa, New Tecumseth and Melancthon. There is more in Oro-Medonte, Muskoka and York Region, all listed below.

Barrie and Springwater

51 Davies Crescent, Barrie, $789,900. Open Saturday 12:00 to 1:30 PM and again Sunday 11:00 AM to 12:30 PM. Four bedrooms on a 50 by 129 foot lot, and one of the few homes open both days, so there is no rush to squeeze it in.

Barrie is the busiest area on this list, and the Saturday times stagger cleanly from ten in the morning through to half past four. You could reasonably see five or six of these in one afternoon.

Innisfil

13 Kidd's Lane, $1,089,900. Open Saturday 12:00 to 2:00 PM. Four bedrooms, four bathrooms on a 60 by 147 foot lot, and a full two hour window, which is the most relaxed viewing on the Innisfil list.

Innisfil covers the widest price range on this list, from just under a quarter million to over a million, which makes it a useful place to get your bearings if you are still working out what your budget actually buys.

Orillia, Severn and Ramara

354 Brewery Lane, Orillia, $3,799,000. Open Saturday 2:00 to 4:00 PM. A Faris Prestigious Property with four plus two bedrooms, five bathrooms and a 100 by 480 foot lot. The most remarkable home on this list, and worth the drive even if it is well past your budget.

The Orillia homes all fall on Saturday and run consecutively from eleven to four, so you can see all three without backtracking, then pick up Severn on the Sunday.

Wasaga Beach and Collingwood

3 Matthew Court, Wasaga Beach, $1,249,000. Open Sunday 2:00 to 4:00 PM. A Faris Prestigious Property with four plus one bedrooms and four bathrooms on a 102 by 230 foot lot.

Collingwood runs Saturday and Wasaga leans Sunday, so the two towns split the weekend neatly if you want to do the whole shoreline.

Midland, Tiny and Penetanguishene

1555 Baseline Road S, Tiny, $1,499,900. Open Saturday 12:00 to 2:00 PM. A Faris Prestigious Property with three plus two bedrooms on a 230 by 330 foot lot.

All three Midland homes are open Saturday and all three sit under $700,000, which makes this the most efficient stop of the weekend if you are shopping at the more affordable end. The 421 Midland Avenue showing at ten is the earliest start on this list.

Essa, New Tecumseth and Melancthon

88 Green Briar Road, New Tecumseth, $688,888. Open Saturday 11:00 AM to 12:30 PM and Sunday 12:00 to 1:30 PM. Three bedrooms, three bathrooms, and open both days.

Highway 89 strings most of this together, running west from Alliston through Essa and out toward Melancthon, so a Saturday here is one road and a handful of stops. Worth noting that 63 Wood Crescent holds a four hour window on Sunday, the longest on this list. If your Sunday is unpredictable, that is the one that will wait for you.

Oro-Medonte

2 Agnes Street, $975,000. Open Saturday 3:00 to 4:30 PM and Sunday 3:30 to 5:00 PM. Three plus one bedrooms on a 114 by 144 foot lot, and one of the latest sessions on this list if you need a slow start to your Sunday.

1037 Rockcastle Road, Gravenhurst, $1,390,000. Open Saturday 1:00 to 3:00 PM. A Faris Prestigious Property with three plus two bedrooms on a 206 by 440 foot lot.

Making the Most of an Open House

You do not need your own Realtor to walk into an open house. Anyone can come through the door. If you are working with someone already, say so when you arrive, and if you are not, nobody will pressure you into anything.

Come with a rough sense of what you can afford before you start looking, because it changes what you notice. Walking through a home you cannot buy is a pleasant afternoon. Walking through one you can is a decision.

Ask the Realtor at the door how long the home has been listed and whether the price has moved. Ask what the sellers are hoping for on timing. Those two answers tell you more about your position than anything you will read on the listing.

Look at the things photographs cannot show you. The noise from the road. How the light falls in the rooms you would actually use. How far the nearest grocery store is. Whether the basement smells right.

Take notes as you go. After the fourth house they blur together, and the one you remember at dinner is rarely the one that suited you best.
