Market Update June 15 - Jun 21: Buyers Still Have Choice, But Well-Priced Homes Are Moving

The Simcoe County real estate market remained remarkably consistent this week, with sales activity holding almost unchanged from the week prior, even as new listing inventory declined. From June 15 to 21, there were 188 sales across Simcoe County, up slightly from 187 the previous week. This steady sales activity shows that buyers are still moving forward when the right opportunity comes along, even in a market with more available inventory than we have seen in recent years.

Average sale prices also remained stable, sitting at $753,516 compared to $756,388 the week before. This small change suggests pricing is holding relatively steady in the mid-$750,000 range, with no major week-over-week shift. While buyers continue to have more options and negotiation room, sellers who are pricing strategically are still achieving strong results. The list-to-sale ratio dipped slightly from 97% to 96%, but overall, sellers are still securing strong sale prices relative to their asking price.

One of the more notable changes this week was the decline in new listings. New listing activity fell from 653 to 596, an 8.7% decrease week-over-week. This marks the second consecutive week of declining new listing volume and is helping to prevent active inventory from rising as quickly as it did earlier in the spring market. Active listings still increased slightly, rising from 5,458 to 5,543, but the pace of growth has slowed considerably.

Months of Inventory also improved slightly, moving from 7.1 months to 7.0 months. Based on the benchmark of six or more months representing a buyer-favoured market, Simcoe County continues to offer buyers more choice and opportunity. However, the combination of steady sales, slowing new listing activity, and stable pricing suggests the market may be finding a more balanced rhythm as we move further into the summer season.

Homes are also continuing to sell in just over a month on average, with Days on Market improving from 39 days to 38 days. This is one of the stronger selling timelines we have seen since early May and reinforces that well-priced and properly marketed homes are still attracting attention. Buyers may have more options, but they are still acting decisively when a home is positioned well.

For buyers, the current market continues to provide more selection and more room to make informed decisions. With inventory remaining elevated, there is less pressure than in previous years, but the best homes are still moving. For sellers, preparation, pricing, and marketing remain essential. The market is not rewarding overpricing, but strong listings are still performing well.

The key takeaway this week is that Simcoe County remains in a buyer-favoured market overall, but conditions are showing signs of stabilization. Sales are steady, new listings are beginning to slow, inventory growth is moderating, and homes continue to sell in just over a month. As we move deeper into the summer season, the market appears to be settling into a more consistent pace.
