Market Update August 10 - August 16: Sales Jumped, but Buyers Still Hold the Advantage

The Simcoe County real estate market picked up noticeably from August 10 to 16, with sales climbing sharply even as the average sale price moved lower. A total of 177 homes sold during the week, a 30.1% increase over the previous week and the strongest weekly result in over a month. New listings also rose slightly to 518, while active inventory eased to 5,430 homes, still leaving buyers with a wide range of properties to consider.

Months of inventory edged down to 8.2 from 8.3 the week before, the first decline after several weeks of increases. At more than eight months of supply, though, Simcoe County remains firmly in buyer's market territory. Anything above six months is generally considered a buyer's market, and at current levels buyers continue to have time to compare properties, negotiate on price and conditions, and make decisions without the urgency that comes with tighter conditions.

Homes are also still taking time to sell. Average days on market held at 49 for a second consecutive week, unchanged from the previous week but noticeably higher than the 40-day average recorded at the end of June. Selling times have levelled off rather than reversed, which suggests buyers are still moving deliberately even as more of them return to the market.

The average sale price moved lower this week, declining 10.4% to $685,032. Weekly averages shift depending on the mix and price point of homes that sell, and a sharp jump in overall volume often brings more activity in the mid-range of the market into that number. The decline reflects what sold this week more than a broad repricing across the county, but it is a useful reminder that pricing decisions should be based on recent comparable sales in a specific neighbourhood rather than a countywide average.

Both absorption measures improved. The sales-to-new-listing ratio rose seven points to 34%, showing that buyer demand took up a larger share of new supply than it has in recent weeks. The list-to-sale price ratio also ticked up one point to 96%, meaning homes that sold did so closer to their asking price. Together these numbers point to a market where well-positioned listings are attracting real attention, even while overall conditions continue to favour buyers.

For buyers, the picture remains favourable. Selection is still broad, negotiating room is still there, and there is no need to rush a decision. For sellers, the stronger sales week is encouraging, but it does not change the fundamentals. With inventory still elevated and homes taking close to seven weeks to sell on average, accurate pricing from day one remains the single biggest factor in how quickly a property sells and what it ultimately achieves. Results continue to vary significantly by location, property type and price point.
